Layer Eight advises businesses, landowners and investors on complex property situations. We work across strategic advisory, development management, asset management and partnership investing, engaged at every stage of a project's life, from origination through to delivery.
We are not agents. We have been involved in transactions from the ground up, as owners and as investors, and we bring that commercial judgement to every client. Our role is to protect our clients and to get things done.

Alex Horn
Director
Alex Horn has worked in property investment and development for twelve years: planning applications on major schemes, industrial estates owned, operated and asset managed, and strategic advice to landowners, occupiers and investors.
He founded Layer Eight to combine disciplined strategy with hands-on development and asset management, and partnership capital where a project needs it. Clients range from a London recycling business to growing private businesses.

How we work.
We typically work on a retainer, as the property adviser a business can lean on.
Independent
We are advisers, not selling or letting agents. Our role is strategic rather than transactional.
Hands-on
We appoint the right team, manage the process and stay involved through to delivery.
Commercial
We approach a client's property the way we approach our own investments, with the same care over cost, risk and timing.
Partnership
Every project is a partnership. Where it needs capital, we are able to invest alongside our clients.
